Puerto Vallarta villa VME-8 eight/ten bedrooms Discovery Vallarta (DV) is Puerto Vallarta's oldest gay reservation service that specializes in luxury villa and beachfront condo vacation rentals. DV offers you some of the best values in Puerto Vallarta rentals because DV deals directly with the owners or their local management. Discovery Vallarta has a wide selection of luxury villa vacation rentals, from nicely decorated and moderately priced two bedroom villas to incredibly luxurious eight to twelve bedroom villas that are ocean front or bay view.  Most of these villas are located in the exclusive Conchas Chinas, Amapas and Alta Vista areas near the lively, gay-friendly South Side of Puerto Vallarta, which is also where most of the gay owned establishments are located. So it is a short taxi ride or walk to the gay beach, bars and night clubs, the pleasant shops and the many fine restaurants and eateries in this wonderful area.

Rates: Villa rates are quoted in US dollars per night. Note that prices quoted are deemed to be correct, however, prices on this website are subject to change without notice until the reservation is confirmed. Quoted rates generally include all taxes, amenities and maid service but do not include the cost of food and beverages. Maid and staff tips are not included, so please be generous to the staff as I am sure that you will receive good to excellent service.

Season: Generally the winter season villa rates run November 1 through April 30, and the summer season from May 1 to October 31. Holiday rates are higher and always include Christmas and New Years weeks and sometimes Thanksgiving and/or Easter week.

Terms: Villa rentals are payable by cashier check, official bank money order or wire transfer, credit cards (using Paypal), but we cannot accept personal/business checks or Post Office money orders in Mexico. In order to confirm your reservation, a 50% deposit needs to arrive within five-seven days. The final payment is generally due 60-70 days before arrival, though the time varies from villa to villa. (Many villa owners now consider the initial deposit to be non-refundable unless the villa can be re-rented for the exact same time period.) Accommodations are subject to availability and prices on this website are subject to change without notice until the reservation is confirmed. Most villas charge a refundable security deposit, which is held in case of damages and sent back within a week of your departure (though some deposits have to be held until the next phone bill arrives). Maid service is usually six days per week, woith staff off on Sunday and holidays. If you want a written confirmation of your rental or a rental agreement, please ask, otherwise the email correspondence and confirmation are considered sufficient.

Terms Note: Luxury Vallarta villas are almost always exclusively for the use of renters and do not allow extra overnight guests; some will allow small parties or gatherings, while many others do no allow any parties/gatherings involving additional persons, weddings, receptions, etc. This is mainly a security concern on the part of villa owners and their managers. Please inquire if you have any questions on this issue.

Villa Security Deposit: A refundable security deposit is required on all Puerto Vallarta villa rental properties and the amount generally varies from $300 to $1000 USD.

Trip Insurance: Trip cancellation insurance is recommended and is available through a travel agency.

Arrival Information: Please note that in the deposit instructions and confirmation letters, we ask that you send us your airline name, flight numbers and the arrival and departure times. This is for our records and so that the villa staff/manager can know when to expect you and your group and thus be on hand to greet you. It is also helpful for me to have your permanent address as well as a home/work phone number in case I need to contact you regarding the reservation and to return the security deposit.

Tipping: Tipping of the household employees is voluntary although customary in Mexico. Tipping is always appreciated. The amount of the tip would of course depend on the service required, the length of your stay, the number of guests in your party and any special needs you might have had. To provide assistance in this matter, note that the standard tip for the staff in Puerto Vallarta villas is now considered $6-10 per day per staff member for each guest, and tips are generally given to the staff at the end of your stay. Please be kind enough to take good tipping into consideration while planning your vacation in Vallarta.

Check in - Check in time for Puerto Vallarta villas is usually approximately 3-4pm and check out is generally 11am or 12 noon.

Owner/Agent Responsibility - The owner is responsible for the following: A) That the villa property is well maintained and that any repairs needed be done in a timely fashion. B) Neither Discovery Vallarta/Michael J. Mayo nor the Property Owner, their agents or employees shall be held responsible for any injury, loss or damage to any person or property of persons occupying said Puerto Vallarta villa vacation rental property. C) Neither Discovery Vallarta/Michael Mayo nor the Property Owner shall under any circumstances be held responsible for any disturbance or inconvenience to Guest and invitees while occupying the vacation villa property, or for the actions of its neighbors or the surrounding area. D) All information provided by Discovery Vallarta/Michael J Mayo, while deemed true and reliable, is not guaranteed. Changes in inventory, items and decor may occur from time to time and such changes will not void the terms of any general rental arrangement or agreement. E) Right to Enter: Discovery Vallarta/Michael Mayo, the property owner or his representative and the Villa management shall have the right to enter the premises at any reasonable time during the term of any rental agreement or arrangement to inspect the premises and to undertake and perform such duties and responsibilities that they shall have as lesser of the premises under any general rental arrangement or agreement.
