MDA-701 - Los Muertos Beach Condo - This fully-furnished, 3,677 square foot (342 square meters) luxury Puerto Vallarta condo occupies the entire beachfront portion of the 7th floor of the newest condominium on Los Muertos beach, approximately 150 feet from Banderas Bay. The beauty of the year-round sunsets from this unit will be etched in your mind. A fantastic location in the heart of the South Side or Zona Romantica, where the Cuale River meets the ocean. Enjoy amazing 260 degree views of the city, mountains, and of course, the beach and Banderas Bay.

This Molino de Agua vacation rental has three (3) bedrooms with king, pillow-top beds, flat screen TVs, each with ensuite bath (whirlpool tub in the master bathroom), central air conditioning with separate controls in each room, full kitchen (service for eight persons), separate wet bar area, DVD player, flat screen LCD television, high speed wireless internet, cable TV, electronic safe in each bedroom, BBQ grill on the fully furnished terrace with table and chairs, a lovely large wrap-around balcony deck, complete laundry room. Free assigned parking, 24-hour security.

Condo also includes amenities such as alarm clock and hair dryer for each bathroom. Pets are not allowed. This is a non-smoking rental property. A designated smoking area is available within the complex. Sleeps up to six (6) guests maximum.

Condominium features: Bedrooms each with king bed and private bath; balcony with spectacular 260 degree views of the beach, the city and Banderas Bay, a BBQ grill, fully furnished, jacuzzi in the master bathroom, dishwasher, cooktop, oven, microwave, refrigerator, toaster, coffee maker, blender, washer and dryer, ceiling fans, cable television, DVD player, local telephone, wireless internet, alarm clock, hair dryer, iron and ironing board, safes in unit, linens and towels. Ground level common-area heated pool and garden areas, parking, wheelchair access, elevator.

Master bedroom includes: Approximately 700 square feet, king size pillow-top bed, walk in closet, air conditioning, patio door with view of the ocean, en-suite bathroom with shower and jacuzzi tub, ceiling fan, flat screen television with cable, electronic safe, and comfortable seating chairs.

2nd guest bedroom: Approximately 306 square feet, king size pillow-top bed, patio door with view of the ocean, closet, air conditioning, ceiling fan, en-suite bathroom with shower, flat screen television with cable, sitting area and an electronic safe.

Third bedroom: Approximately 306 square feet, king size pillow-top bed, patio door with a view of the ocean, closet, bathroom located across the hall with shower, air conditioning, ceiling fan, flat screen television with cable, sitting area and electronic safe.

The fully equipped kitchen offers an oversized fridge with water dispenser, six-burner stove with oven, microwave, range fan, double sink and granite counter tops. Pots, pans, dishes, cutlery glassware and everything you need to make a meal complete is among the floor to ceiling custom cabinets. In addition, there is a wet bar in the kitchen to prep your favorite drinks or margaritas.

The living room features an oversized, comfortable sectional sofa, three (3) lounge chairs that allow for seating for eight (8) people, a large television, ceiling fan, lighting and a corner ocean-view. The dining room area has gorgeous sunset views, seating for eight (8), some contemporary art work and a sideboard.

The Residencias Molino condominium complex offers free assigned parking, a gated entry, and a common grounds area with a spacious heated infinity swimming pool and sun deck terrace with chaise lounges, wet bar area, beach chairs and table for guests. A river-side garden area and an elevated sandy beach with sunning area combine with easy walking access to all of Old Town's attractions including fun shopping, great eating out and fine art galleries, the lively and diverse Vallarta gay nightlife of exciting bars, Mexican cantinas and nightclubs. The Guadalupe cathedral, Los Arcos amphitheater, and more local things to see and do are a short distance away across the popular pedestrian bridge into downtown. The gay beach at the Blue and Green chairs is a quick taxi ride or short 10-11 minute stroll through the charming Romantic Zone or along Los Muertos beach.

Cleaning Services: The maid services included, one (1) time per week, is based on a minimum rental of seven (7) days. In case your rental is less than this or requires additional services, the cost will be approx $25 USD per day. There is no service on Sunday or Mexican holidays. We ask you to please be kind enough to tip the maid.

Important Note: Applicable taxes, the 16% Value added tax IVA and the 3% Hospitality tax, are not included in the rental rate noted below and have to be added to your total to complete your reservation once your dates are selected. For this Molino de Agua 701 condominium there is a $500 refundable security deposit due with the final payment which is held for clients in case of breakage or damages beyond normal wear and tear, and is sent back within a 7-10 days of departure. Client is responsible for any and all damages beyond normal wear and tear.

A 50% initial deposit is due within four to six (4-6) days of your confirmed reservation to hold your booking. The final payment or balance is due at 35-45 days before arrival, except for holidays when it is due at 65-70 days before arrival. Check-in time is at 3pm and check-out time is at 11am, so please plan accordingly. You may wish to consider purchasing travel insurance to protect yourself in the unlikely event of cancellation of your vacation.

Condo rates: Winter I: Nov 1-Dec 19, $725 per night; Winter II: Jan 4-Apr 30, except for Easter week, $825 per night; Spring: Apr 10-May 31, 2023, $725 per night. Summer: Jun 1-Sept 30, 2023, $425 per night; Autumn: Oct 1-31, 2023, $525 per night. Holidays: Easter week and also Christmas and New Years weeks, Dec 20-Jan 3, $845 per night.
