MDA-806 - Los Muertos Beach Condo - This fully-furnished, 3180 square foot or 295 square meters luxury condo is a nicely furnished 3 bedroom, 3 bath beach-front bay-view condominium. Located in the heart of Puerto Vallarta's Romantic zone along the side of the Cuale river, facing the famed Banderas Bay (Flags Bay). Just steps to shopping, beaches, dining and the great Vallarta gay nightlife! Located on the 8th floor with magnificent views of the beach, town, Sierra Madre mountains, the Bay of Banderas and the river Rio Cuale from the 355 sq. foot terraces.

The condominium complex offers an elevator to your door, a spacious infinity swimming pool, and a gated entry. A riverside garden area, and an elevated sandy beach with sunning area combine with easy walking access to all of downtown & attractions including art walks, restaurants, the cathedral of Guadalupe, The Arches amphitheater, the mile-long Malecon boardwalk and much more.

Condo features: Each of the three bedrooms has a king bed and private bath (one king bed can be split into two twins); balcony with city, mountain and bay views, BBQ grill, fully furnished, jacuzzi in the master bathroom, dishwasher, cooktop, oven, microwave, refrigerator, toaster, coffee maker, blender, bottled water, washer and dryer, ceiling fans, cable television, DVD Player, telephone, Vonage with unlimited phone calls to the USA and Canada, internet wireless, alarm clock, hair dryer, safe in unit, iron and ironing board, linens and towels. Ipod docking station in bedrooms and living room. Kids are allowed; pets not permitted. Non-smoking vacation rental. The maid service is one (1) time per seven day rental, with additional cleaning upon request for an extra fee of approximately $25 USD. Please be sure to be generous with your tipping to the maid for her service.

MDA-86 condo sleeps up to six (6) guests maximum. The condominium complex has elevators, a large common area swimming pool and ample sun deck terrace area, and one parking space per unit.

The living room comes equipped with a DVD player, Ipod docking system, and a Flat screen TV approximately 42" with cable tv channels.

The master bedroom of approximately 660 square feet has king bed, windows, a/c, 32" flat screen cable television, walk in closets, ipod alarm clock, ceiling fans, safe, and a small balcony approximately 50 square feet off the ensuite bathroom with some city, mountain and jungle views.

Second guest bedroom has approximately 306 square feet, king size bed, ceiling fans, air conditioning, 32" flat screen cable TV, closets, windows, ipod alarm clock, ensuite bathroom with shower, city and jungle views, and a safe.

Smaller 3rd bedroom includes approximately 125 square feet, king bed which can be converted into two single beds, no windows, small closet,  air conditioning, iPod docking system, ceiling fans, 32" flat screen television with cable, safe, and sliding frosted glass doors for privacy; the bathroom is across the hall with shower.

Cleaning Services: The services included is based on a minimum rental of seven (7) days. In case your rentals is less than this or requires additional services, there is a charge of $25.00 USD per day.

Note: As with many Molino de Agua vacation rental properties there is a $500 refundable security deposit due with the final payment, which I hold for my clients in case of breakage or damages, and sent back within a 7-10 days of client's departure.

An initial 50% deposit is due within five to six (5-6) days to hold your booking. The final payment or balance is due at 35-45 days before arrival, except for holiday rentals which is due at 65-70 days before arrival. You may wish to consider purchasing travel insurance to protect yourself in the unlikely event of cancellation of your vacation.

Please also note that the Molino de Agua condo building is located in an area of Puerto Vallarta that may be busy. During the day you may hear buses, starting at 6am until 11pm or regular street noise. As you are located in an area with a number of nightclubs, in the evenings you may hear noise or music from these establishments, which may remain open until 4am-6am. There are some clubs that are completely closed off, however, some bars are not noise proof; and so you should be advised.

Condo rates: Winter: Nov 1-Dec 15 and Jan 4-Apr 30, $535 per night; Summer: May 1-Oct 31, $430; Holiday weeks, Dec 16-Jan 3, $698 per night. There is a seven (7) night minimum year round.
