HLS-5  Conchas Chinas villa  - This spectacular and luxurious vacation rental villa in the traditional Mexican hacienda style offers more than 10,400 square feet of living space and combines the best of the old and new worlds, providing a state-of-the-art heated infinity pool and a private jacuzzi which can accommodate ten to fourteen (10-14) guests, as well as breath-taking views of Vallarta and all Banderas Bay. The outstanding Hacienda de los Santos offers considerable comfortable modern amenities and beautiful antiques throughout the estate, with four bedrooms in the main villa, a 5th bedroom in the apartment/Carriage house, and now with two bedrooms in the Casita. Villa with a total of ten (10) bathrooms.

The Hacienda is located on a cliff in the exclusive residential enclave called Real de Conchas Chinas aside the famed Conchas Chinas neighborhood. The panoramic breathtaking 180 degree views of Banderas Bay and downtown and the lovely ocean and Sierra Madre mountain views are near unrivaled. The beautiful tropical surroundings also provide a perfect location for tranquility and peace of mind.

If you are looking for the very best in accommodations, the five or seven (5/7) bedroom Hacienda de los Santos villa is for you. The stunning architecture reflects the traditions of Old Mexico, while affording guests every possible modern convenience and amenity. Downtown Puerto Vallarta and the charming South Side with its many fine restaurants, fun unique stores and the gay beach on Los Muertos are only 9-10 minutes taxi drive away.

You will be pampered in this custom-designed and meticulously built house with its extensive cantera columns, bold arches, Spanish Alhambra tiles, matte tikul flooring, vaulted brick boveda ceilings and cupolas throughout the entire property.

There is a dedicated staff of four: the professional chef, houseman, helper and the maid, all of whom will see that your needs are fulfilled. This fine staff works six (6) days a week (Sunday and National Holidays they are off, except for arrivals and departures), but can often be hired to work off-hours and days. Maid does linens, kitchen, pool and bath towels; personal items at guest's discretion (Please note that tipping is customary and appreciated).

The equipped gourmet kitchen includes coffee maker, dishwasher, double refrigerator, stove and oven, microwave, toaster, dishes and utensils, and all basic pantry items are included as well. Hacienda de los Santos villa offers up to three (3) meal services per day: breakfast and lunch or lunch and dinner are preferred. But staff can offer a light lunch in-between breakfast and dinner. Preferred time for dinner is 7:00 pm. Other times may be arranged with houseman and/or chef. Please note: If the staff leaves after 9:30 pm, the guests are responsible to pay for their transportation home. Please note that rates for this villa do not include food, wine, liquor, beverages or the tipping.

We've also added an Apple type TV system with thousands of movies and programs, a surround system in the living area, high end I-pod station and outdoor speakers, and more.

Four bedrooms face inward over an inner courtyard and pool, enjoying sweeping views of Banderas (flags) Bay. A separate apartment/Carriage house has its own living room, kitchen, bedroom, bathroom and with views of the mountains, jungle, and south bay - this is a favorite of those wanting a bit more privacy. The new Casita addition with two ensuite bedrooms has majestic views of the bay, mountains and partial views of the city.

Villa features: Five air conditioned bedrooms with ensuite baths, 4 of those bedrooms with king size beds in the main villa, and 1 bedroom with queen size bed in the Apartment plus the two bedroom in the new Casita; ten (10) baths total, a well equipped kitchen, heated infinity pool, internet wireless, poolside jacuzzi, mini split a/c and ceiling fans in all rooms, open air dining and living area, and seating for some 20 people, TV with local cable service in living and the master bedroom, telephone with local and unlimited long distance calling to the US and Canada, washer and dryer, hair dryer, iron and ironing board, purified bottled water, bath and pool towels are provided. Staff includes cook, maid, houseman and helper. Adults preferred. Children ok, infant under 5 need supervision (nanny may be required). Sleeps up to fourteen (14) guests. The maximum occupancy is two (2) persons per bedroom, and all children are counted. Garage with two covered space. This villa is for the exclusive use of registered guests only; no student or bachelor party type groups.

Important Note: Applicable taxes, the 16% Value Added tax IVA and the 3% Hospitality tax, are not included in the rental rate noted below and have to be added to your total to complete your reservation once your dates are selected. For the Hacienda de los Santos villa there is also a refundable security deposit of $1,500 USD due with the final payment which I hold for my clients in case of damages and send back within a week of departure. Client is responsible for any and all damages beyond normal wear and tear. Rates do not include such items as groceries, wine, liquor and gratuities. We do not add booking fees, reservation fees, cleaning fees or key fees to the prices as listed as on many current platforms.   .

Villa rates: Winter, Nov 1-May 30: 5/7 bedrooms: $1600/$2240 per night; Summer, Jun 1-Oct 31: 5/7 bedrooms $1300/$1820 per night; Holidays weeks of Christmas week: $2500 per night (7 bedrooms; 7 nights minimum over each holiday or 12 nights over both); New Years week: $2800 per night (7 bedroom rate only, 7 nights minimum over each holiday or 12 nights over both). Generally minimum rental of four (4) nights except for a seven (7) night minimum for holiday weeks. May be a discount for summer 2023, please inquire.
