King bed and two twins/king, two baths, master bath with tub/shower, fully equipped kitchen with cooktop, refrigerator, disposal, microwave, coffee maker, blender, toaster oven and a water purification system, air conditioning in the bedrooms, ipod docking station, BBQ grill, high ceilings, wireless internet, safe in the unit, ceiling fans, iron and ironing board, hair dryer. The satellite television with Roku box includes subscriptions to Huluplus, Amazon, Netflix, Watch ESPN, Pandora, NFL Now, History A&E, Lifetime, CNN, PBS, Smithsonian, FoodyTV, Digital Drive-In, Britefix, etc.

The living and dining area opens onto a large wrap around balcony with a spectacular 180-degree view of the entire Banderas Bay and the Los Muertos beach area, as well as views of the Sierra Madre mountains and tropical forests. Approximately 1100 square feet or 102 sq. meters. A non-smoking vacation rental; no children or pets permitted. Sleeps up to four (4) guests maximum, and the guests must be at least 25 years old; owner prefers more mature clientele. Limited handicap accessibility. Non-smoking. Check out time in this condo is around 11am, so please plan accordingly. Great location and views.

Condominium building with staff of 15, elevator, large common heated rooftop pool and terrace sundeck area with panoramic views of the Vallarta and all of Banderas Bay, 24 hour reception desk and security, maid service six days per week (except for Sunday and Mexican holidays), and one of the town's most popular beachfront restaurants. Since early 2022, La Palapa units are all now non-smoking, and that includes the balcony as well as the rooftop pool and terrace areas.

La Palapa condos are centrally located so it's a short walk or inexpensive taxi to all South Side relaxing sidewalk cafes and bookstores, fine restaurants and stores, lively Vallarta gay nightlife of bars, lounges and gay clubs, and a short two blocks to the the well known blue Chairs gay beach area. Stroll along Los Muertos beach and then across the popular pedestrian bridge to the malecon-boardwalk in the downtown area.

Note: There is a $250 refundable security deposit for the 704 condominium which I hold for my clients in case of damages, and then send back within 7-10 days of departure.

I would suggest a $4-6 gratuity tip per day per guest to the friendly maid, and please give that directly to her if possible. Sleeps up to four (4) clients maximum, the same as in all La Palapa two (2) bedroom vacation rentals.

It's possible that you might experience some noise during the day due to any renovations in some units in the building during the summer months from approx May 1 to October 31.
