MDA-409 - Los Muertos Beach Condominium - This spacious three bedroom, three bath Puerto Vallarta condo, which combines luxury with nature, is situated on the 4th floor at the secure and exclusive private community Residencias Molino de Agua, next to Los Muertos Beach and on the edge of the Cuale River on the South Side in Vallarta.

The condominium complex offers an elevator to your door, free assigned parking, common area spacious heated infinity swimming pool, 24 hour security, a gated entry, and is handicapped and wheelchair accessible (may have limitations). A riverside garden area that blends into the natural environment and an elevated sandy beach with a large sunning area combine with easy walking access to all of Vallarta attractions including art-walks, restaurants, fun shopping, the downtown & malecon and much more.

Enjoy pleasant views of the Bay and city while sipping your morning coffee on the spacious balcony to a margarita in the evening while watching the nightly fireworks display! Approximately 3,054 square feet or 284 square meters.

Condo features: This luxury condominium's amenities include a stereo system in the living room with surround sound, DVD and CD players and an I-pod docking station, 50'' flat screen TV with cable, plenty of DVDs, internet wireless, ceiling fans, BBQ grill, washer/dryer, iron and ironing board, hair dryer, alarm clock, linens and towels. The fully equipped kitchen comes with dishwasher, disposal, cooktop, oven, microwave, toaster, coffee maker and blender. The master bedroom with king size bed and a 27'' flat screen TV with cable and DVD player, second guest bedroom with two queen beds, and third bedroom with a double bed, hence this  vacation rental can sleep up to eight (8) registered guests.

Fully air conditioned. There are also board games for your use, and condo comes equipped with beach towels, hangers and Margarita glasses for your enjoyment! Maid service in this condo rental is usually twice per 7 day rental, Tuesday and Saturday. A non-smoking vacation rental, please. Pets are not allowed.

Close to South Side restaurants, shopping and cafes and the Puerto Vallarta gay nightlife of bars & clubs. Short 10-15 minute walk or quick taxi to the famed Vallarta gay beach at the Blue and Green chairs.

Note: As with many Molino de Agua vacation rental properties there is a $500 refundable security deposit due with the final payment, which I hold for my clients in case of breakage or damages, and send back within a 7-10 days of client's departure.

An initial 50% deposit is due within five to six (5-6) days to hold your booking. The final payment or balance is due at 35-45 days before arrival, except for holiday rentals which is due at 65-70 days before arrival. You may wish to consider purchasing travel insurance to protect yourself in the unlikely event of cancellation of your vacation.

Please also note that the Molino de Agua condo building is located in an area of Puerto Vallarta that may be busy. During the day you may hear buses, starting at 6am until 11pm or regular street noise. As you are located in an area with a number of nightclubs, in the evenings you may hear noise or music from these establishments, which may remain open until 4am-6am. There are some clubs that are completely closed off, however, some bars are not noise proof; and so you should be advised.

Condo rates: Winter: Nov 1-Apr 30, $495 per night, except for holidays; Summer: May 1-Oct 31, $395 per night; Christmas and New Year's holidays: Dec 20-Jan 4, $645 per night. Taxes are included in price. There is a minimum stay of seven (7) nights year round. (Prices as of January 2016.
